Sommeliers, breathe tšhis in: a delightfully designed homestead that comes with a hobbyist vineyard.Ā
In šCollege Station, Texas, a bucolic 10.5-acre estate featuring the 22-year-old Lone Hen Winery is set to hit the market for $1.25 million later this week, š¬The Post has learned.Ā
That price tag includes ź§the Hopes Creek Road property as it is, including the vines and wine equipment, as well as the main house and various outbuildings.
As for the vineyardās origin story, “In 1999, our love of organic gardening exploded into a 3-acre vineyard that rewarded us with good health, good wine and a beautiful place in which to live,ā seller Victoria Sharpe told The Post, noting that the vineyard employs the āFrench model of viticultureā in which fruit clusters are limited in order to enhance the grapesā flavor.
āThere is no better place to be in the world than walking down a vineyard row at bloom time. The fragrance is amazing,ā added Sharpe, who would make small-batch wine and collabšorate with a local winemaker on special bottles using her grapes during her familyās two-plus decades owning the property.Ā
The 3,220-square-foot home came a few years beforź¦«e the vino farm, and was custom-built in 1993 based significantly on an old print of a farmhouse on the nearby BrazosšÆ River.Ā
Sharpe sought to construct an abode that resembled the vintage homestead and paid homage to the areaās historicź§ housiā±ng stock.
The timeless result is a two-story, four-bedroom, three-bathroom residence with š¹light-filled interiors; a charming, freshly renovated kitchen with painted cabinets; and a combined 1,200-plus square feet of porches spread over both floors and offering views of the vineyard and rolling countryside beyond it.
Off the kitchen thereās a 500-square-foot attached garage house currently housing winery equipment, and the large back porch overlooks approximately a dozen raisš²ed gardenš„ beds.
Elsewhere on the grounds there’s a pond, nature trails, a 1,300-square-foot metal barn for more vineyard equipment and a 960-square-foot detached garage currently used to house ATVs.
