The real estate data firm conducted a study of the U.S. real estate market to determine the 100 most expensive zip codes in 2024. To provide the most accurate insight, they examined year-to-date closed residential sales rather than listing prices, which often reflect sellers’ expectations rather than actual market conditions.
For years, the Garden State has slowly been climbing the ladder in the high-end housing market — but 2024 set a new benchmark. This marks the first time New Jersey has ever had this many ZIP codes on the list.
Between 2016 and 2019, just two New Jersey locales would typically c♋rack the 🌠list of the country’s most expensive ZIP codes. In 2020, that number dropped to one, and it barely squeaked in at No. 100.
But things have rapidly escalated.
Leading the charge these days is Alpine, an affluent Bergen County enclave where privacy is king for A-list residents like Eddie 🧜Murphy and Tracy Morgan. Ranked 24th in the nation, Alpine’s median home price jumped to $3.32 million this year, up from $2.9 million in 2023.
The price hike is partly due to a jaw-dropping $16.7 million sale in July—the highest New Jersey home sale of ✅2024.
Meanwhile, Monmouth County’s Deal on the Jersey Sꦰhore made a massive leap, skyrocketing from 70th place last year to 32nd in 2024, thanks to a surge in the median sales price from $2.1 million to🧸 $2.95 million.
Avalon, ano🌺ther popular spot on the Jersey Shore, climbed to 41st place, with the median price hitting $2.75 million, up from $2.29 million in 2023.
Mantoloking, anoth꧙er coastal town, landed at 59th with homes going for an average of ൲$2.36 million.
Stone Harbor, also down the Shore, came in at 70th, with its prices reaching $2.2 million — while Short Hills, a tony suburb known for its sprawling estates, slipped slightly to 93rd place, but still posted a median price of $1.95 million.
On the national ♕front, Atherton, California, continues its reign as the most expensive ZIP code for the eighth straight year, with an eye-watering median price of $7.9 million.
Meanwhile, two posh 🍌Hamptons enclaves — Sagaponack and Water Mill —🅠 took the second and third spots.
The data is based on residential real estate deals closed between J🏅anuary and September 2024, covering condos, co-ops, and single- and two-family homes in ZIP codes with at least five sales.
